State of the Market--mid March

A most interesting trend in Bend right now is the great number of rescission of Notice of Defaults(NOD). Notice of Default notes are issued by a bank, or financial company when you stop making payments on your mortgage. In most cases, these are issued within 90 of defaulting on your loan. But we have all heard stories about people not making payments for up to 2 years and still haven’t received a NOD. For the past 3 years, the number of NOD’s issued in Deschutes County has been a very steady stream upwards—up to 400+ in one month back in 2009. However, since October, this number has started to trend down, and in the last two months alone there have been over 500 NOD’s rescinded. This means that either the homeowners have paid their payments and fees to be current or the bank has retracted their notice for other reasons. This is important for 2 reasons: 1. It means that the inventory will be coming down to even lower levels. 2. Short Sales may be easier to get through the system.

 Why? 


If you were selling your house because you had been issued a NOD, and now that NOD has been rescinded, you will be able to stay in your house for a longer period of time. If the bank needs to re-issue the NOD, the whole process starts from scratch.

Right?  Wrong? Not for me to say, but if you are looking for a house, then you will have to know that this will affect the inventory levels. This means that more people are competing for fewer homes.
